How Real Estate Really Works in the Dominican Republic

You find a villa you like. Then another agent sends you the same one. You see it again on Instagram, this time with a different price. Now you have three contacts, one property and a few questions about who has the right information. This happens in Punta Cana. If you are buying here for the first time, understanding why can save you a lot of work.

⸻

Why the search can get confusing

The traditional MLS experience many buyers know from home is not how the market works here. You cannot rely on one shared database to give you a complete, consistently updated picture of what is for sale.
Properties appear across websites, social media, developer brochures and WhatsApp messages. Prices and availability still need to be checked.
Many listings are also nonexclusive, meaning several agents can be authorized to advertise the same home. Exclusive agreements exist, but you should not assume the agent posting a property is the only person who can show it to you.

So when five agents send you the same villa, you have not found five new opportunities. You have found one property through five different people.
There is also a difference in professional preparation. The market has historically allowed people to enter brokerage without the compulsory real estate education and licensing process buyers may expect elsewhere. Training and experience vary, so take the time to find out who you are dealing with.

A polished profile is a first impression. Ask about their experience, qualifications and how they check the information they give you.

Does speaking to twenty agents help?

It can feel like the more agents you contact, the more properties you will find. But when those agents are offering overlapping listings, you can end up doing a lot of extra work for very little extra information. You repeat your budget. Explain your preferences again. Answer another WhatsApp. Receive the same photos. Try to remember who said what about the price or monthly fees.

And each agent only sees part of your search. They may not know what you have already visited, what you ruled out or why. That is where analysis paralysis can begin: so many messages and opinions that making a decision becomes harder.

Speaking to a few agents to choose the right person makes sense. Keeping twenty separate conversations going throughout your search can become exhausting.

What should you do instead?

Find someone you trust
Choose a company or an independent agent who knows the area, communicates clearly and takes your questions seriously.
Pay attention to how they work. Do they listen? Do they explain the drawbacks as well as the advantages? Can they tell you why a property suits you, beyond saying it is a great opportunity? Then give them a clear picture of your budget, plans and priorities, so they can focus the search on what actually fits you.

Keep looking, and send them what you find
Working with one agent does not mean you have to stop doing your own research. You might find something on Instagram, a property portal or another agency’s website. Send it to your agent. They can contact the people handling it, check the details and find out whether they can arrange a visit. A good agent can often work with properties beyond their own listings through cooperation with other brokers, owners and developers.
Access depends on the property and the agreements involved, but you do not need to start a new relationship every time you see a home you like.

For example, if three advertisements show different prices for the same villa, send them all to your agent.
Let them find out which price is current, what is included and whether the villa is still available.

Expect more than links and photos
Your agent should help you compare your options, follow up on unanswered questions and check the practical details: availability, price, maintenance fees and sale conditions. You should feel better informed as the search progresses.
And trust has to be earned. If someone keeps avoiding questions, pressuring you or giving you unreliable information, you can choose someone else.

Have your own lawyer
Your agent helps with the search and negotiation. An independent Dominican lawyer should check ownership, title, any debts or restrictions affecting the property, and the contract before you commit funds. You need both good guidance and proper legal checks.

Sellers face a similar problem

Listing with twenty agents may sound like twenty people actively working to sell your home. It does not automatically work that way.
You may get more advertisements, but inconsistent prices, different descriptions and no clear person responsible for the overall strategy.

That shared responsibility can leave everyone involved, but no one fully committed. An agent may feel less motivated to invest in professional photography, a strong advertising campaign or an open house when another agent could sell the property tomorrow. More people advertising your home does not necessarily mean more people investing in its sale. The question is who will commit to a clear plan and follow through.

An exclusive agreement can help establish that responsibility, provided it includes real marketing commitments, a clear timeframe and regular updates. It can also allow cooperation with other agents, depending on the agreement.
We will look more closely at the seller side in a separate article.

Make the process easier on yourself

You can stay curious, research properties and explore different areas without managing twenty agents at once.
Find a professional you trust. Send them what catches your eye. Let them investigate, organize the information and help you compare.

At Latitude Lux, that is how we work: we get to know what matters to you, ask the questions and follow through, so you can make a decision with greater clarity.
