Most people think buying property starts with browsing listings. A beachfront apartment catches your eye. A villa with an incredible pool. A new development promising impressive returns. Before long, you’re imagining yourself living there. It’s exciting.
But it’s also where many buyers make their first mistake. The truth is, the most successful property purchases don’t start with a property.
They start with a strategy.

Why Starting With Listings Can Cost You

When you fall in love with a property before you’ve defined what you’re actually trying to achieve, every decision becomes harder. You begin justifying features instead of evaluating whether they truly fit your goals.
The reality is that the perfect vacation home isn’t always the best investment. Likewise, the highest-performing rental property may not be where you’d want to spend every winter. There isn’t one “best” property. There’s only the property that’s best for your objective.

I encourage every buyer to think about these questions before we ever schedule a viewing.

1. Why are you buying?
Are you looking for:
Rental income? A vacation home? A permanent relocation? Long-term appreciation?
Your answer changes almost every recommendation that follows.

2. When are you planning to buy?
Someone purchasing next month should search differently from someone planning to buy next year. If your purchase is still months away, it’s often more valuable to define your preferences than to become attached to individual listings that may no longer be available when you’re ready.

3. What is your real budget?
Many buyers focus only on the purchase price. But ownership also includes closing costs, legal fees, furnishing, maintenance, HOA fees, insurance, and ongoing expenses. A comfortable budget often leads to better long-term decisions than simply stretching to the highest possible number.

4. What kind of lifestyle do you want?
One of the questions I’m asked most often is: “What’s the best area in Punta Cana?”
The answer is always the same: It depends.
Someone relocating permanently usually has very different priorities from someone buying purely for investment. The best location isn’t the one everyone else recommends, it’s the one that supports the life you want to create.

5. Are you evaluating the property or the marketing?
Beautiful photography can make almost any property look appealing. But long-term value depends on much more than presentation. Developer reputation, rental demand, infrastructure, monthly ownership costs, and resale potential often matter far more than luxury finishes.

The Right Property Isn’t Always the First One You Love

One piece of advice surprises many people when we start working together: Don’t fall in love too quickly.
Every property involves compromises. The goal isn’t finding perfection, it’s understanding which compromises you’re comfortable making. Sometimes the property that creates the strongest first impression isn’t the one you’ll be happiest owning five years from now.
